How to read the result

Green means: the imputed annual costs are below one third of your income and the financing counts as affordable. Orange means: you're just above the limit. Some banks will still go along with it, but you can't rely on that. Red means: with these numbers you won't get a mortgage — it takes more equity, more income or a lower price.

Important: affordability is a model calculation at 5 % interest, not your real monthly load. At today's rate level you actually pay considerably less. That's exactly what makes the rule valuable: it protects you from borrowing to the hilt at the bottom of the rate cycle.

The three levers

First, the purchase price: every franc less lowers the mortgage, interest and amortisation at once. Second, equity: more capital shrinks the mortgage and with it the annual costs. Third, income: a second salary in the household counts in full. The calculator shows you live how each change affects the load.
