Purchase costs calculator
The purchase price isn't the price: taxes, notary and land registry come on top and don't run through the mortgage. This is how much cash you really need.
Zürich has no transfer tax; what remains are the fees for notary, land registry and the mortgage note (Schuldbrief).
Why these costs are often forgotten
Listings state the purchase price, mortgage calculators work with the purchase price, and the equity rule talks about 20 % of the purchase price. The purchase costs only surface at the notary. If your savings are stretched to exactly the 20 %, you're left without a reserve. So always count equity plus purchase costs as your cash needed.
Reference values, not quotes
For Zurich the calculator uses the notaries' current fee schedules. For the rest of Switzerland it shows a reference value, because every canton has its own tariffs. In expensive cantons such as Neuchâtel, Vaud or Basel-Stadt the real costs are considerably higher. What's binding is the bill from the responsible notary's office.

All values are reference values based on standard Swiss banking practice (SBVg minimum requirements), not financial advice. Individual banks calculate differently; what's binding is always your bank's offer.
