Mortgage calculator
What does your home cost per month? Interest, amortisation and reserves at the real rate, next to the bank's imputed calculation.
The imputed figure is what the bank uses to calculate affordability. Budget somewhere in between, and even rising rates won't throw you off.
Run the full buying checkCalculate real, think imputed
The monthly figure at the real interest rate is your budget: it leaves your account every month. The imputed figure at 5 % is the bank's yardstick for lending. Smart buyers budget in between: low enough to live well, high enough not to be forced to sell when rates rise.
The underestimated item: maintenance
Around 1 % of the purchase price per year for maintenance, running costs and reserves sounds abstract, but it's real: heating, roof, bathroom and facade all come around eventually. On a million-franc purchase that's over 800 francs a month you should set aside, even while nothing is broken.
