How to spot a good location: what makes Swiss neighbourhoods valuable

“Location, location, location” is a cliché, but it holds: no other factor drives price and value development as strongly, and none is as hard to correct. Here is how to read a location before you pay for it.
What makes Swiss locations expensive
- →Jobs: the closer to Zurich, Geneva, Basel, Bern or Zug, the higher the willingness to pay. Commuting distance is the strongest price driver in the country.
- →Tax multiplier: low-tax municipalities capitalise their advantage into property prices; buy there and you pay part of the tax savings up front in the purchase price.
- →Lake and view: a lake view is the scarcest good in the market. Even the difference between “lake view” and “glimpse of the lake from the end of the balcony” costs real money.
- →Public transport links: a 15-minute S-Bahn interval carries prices even far out; without a rail connection the curve drops steeply.
- →Scarcity: where the building zone is full, land values rise. In tourist resorts the Second Homes Act limits new construction further.
Macro location: you are choosing the municipality too
With the address you buy a package: tax multiplier, schools, transport links, the region's development prospects. Look at whether the municipality is growing or shrinking, what development the zoning plan provides for and how solid its finances are; all of that works on the value over decades. How city and country locations compare financially is covered in the article City or countryside.
Micro location: the 300 metres around your front door
Within the same street, prices can differ noticeably. The classics: sunlight and slope orientation (a south-west slope beats a shady north-facing position), road, rail and aviation noise, the immediate neighbours, high-voltage lines and mobile phone masts in sight, and the question of what may one day be built on the empty plot next door. The municipality's zoning plan answers that last question in black and white, before the digger does.
The quiet danger: prime today, densified tomorrow
A view and quiet are only as secure as the building regulations that protect them. Check whether your view runs across a zoned but still unbuilt plot, and whether the municipality is planning upzonings. Conversely, planned infrastructure can lift a location: a new railway stop, a bypass road, a lakeside path. Read the minutes of the municipal assembly and you will know more than the agent tells you.
You cannot renovate the location
Hence the rule of thumb when the budget is tight: better the smaller or older house in the better location than the prettier one in the bad spot. Building defects show up in a renovation quote, location defects in the resale price. The viewing is the moment to tell the two apart.
